January 2016 Housing Starts in Montréal

MONTRÉAL, February 8, 2016 — Housing starts in the Montréal census metropolitan area (CMA) were trending at 21,739 units in January compared to 24,028 in December according to Canada Mortgage and Housing Corporation (CMHC). The trend is a six-month moving average of the monthly seasonally adjusted annual rates (SAAR) of housing starts.

“Following a particularly active period, 2016 began with Montreal housing starts trending lower. The trend should in fact continue to decrease slightly this year, especially given the significant supply of new and existing homes for sale on the market,” said Francis Cortellino, CMHC’s Principal, Market Analysis, for Montréal.

CMHC uses the trend measure as a complement to the monthly SAAR of housing starts to account for considerable swings in monthly estimates and obtain a more complete picture of the state of the housing market. In some situations, analyzing only SAAR data can be misleading in some markets, as they are largely driven by the multiples segment of the markets, which can be quite variable from one month to the next.

The stand-alone monthly SAAR was 11,956 units in January, down from 24,237 in December. This significant variation in the annual rate was due to the multiple-unit housing segment, where notable fluctuations are often observed from one month to the next.
